UK Survey Types Explained

There are four main types of property surveys in the UK. Choosing the right one could save you thousands of pounds.

🏠
RICS Home Survey – Level 1
Typical cost: £300 – £500
A basic condition report using a traffic light rating system. Suitable for new-build or conventionally built properties in good condition with no concerns.
New builds Modern homes Good condition
🧱
RICS Home Survey – Level 3
Typical cost: £630 – £1,500+
Formerly the "Building Survey" or "Full Structural Survey." A comprehensive inspection, recommended for older, unusual, or significantly altered properties and those in poor condition.
Pre-1900 properties Listed buildings Major renovation
📐
Valuation Survey
Typical cost: £150 – £400
A mortgage valuation is carried out for the lender, not for you. It simply confirms the property is worth what you are paying. It does not check condition — never rely on this as a buyer.
Lender requirement Not for buyers Value only
🌿
Specialist Surveys
Typical cost: £200 – £600+
Including damp surveys, timber & woodworm surveys, drainage surveys, electrical surveys, and structural engineer reports. Commissioned when a general survey flags a specific concern.
Damp Drainage Structural Electrical
📏
Party Wall Survey
Typical cost: £700 – £1,500+
Required under the Party Wall Act 1996 when doing work on or near a shared boundary. A Party Wall Surveyor is appointed to protect both parties if a neighbour disputes the works.

What You Need to Know

🏛️
RICS Regulated
Always use a surveyor regulated by the Royal Institution of Chartered Surveyors (RICS). Members must follow a professional code of conduct and hold indemnity insurance.
💸
Don't Skip the Survey
1 in 5 UK buyers who skip a survey later discover serious defects. The average cost of unexpected repairs is over £5,750. A survey typically pays for itself many times over.
⚠️
Mortgage Valuation ≠ Survey
Your mortgage lender's valuation is for the bank — not for you. It does not check the condition of the property. You must commission your own survey separately.
📜
Listed Buildings
There are around 500,000 listed buildings in England. If you are buying one, a Level 3 survey by a specialist is essential. Planning restrictions and repair costs can be significant.
🧱
Common Issues Found
The most frequently flagged problems in UK surveys are: damp and condensation, roof defects, electrical issues, subsidence, and inadequate insulation.
🔎
Right to Choose
Your mortgage lender cannot force you to use their appointed surveyor for your own survey. You are free to choose any RICS-regulated professional independently.
